A New Life Abroad: Buying Property in Turkey March 6, 2008

Over 200,000 Britons a year are leaving the U.K to seek a new life abroad. Many are looking for a more relaxed way of life in the sun.  With over inflated prices in traditional locations such as Spain, Portugal and Italy, many Brits are turning to Turkey.  With its inexpensive cost of living, pleasant climate, low crime rate and friendly locals, it’s no wonder Turkey has entered the top 5 destinations for British people to retire to.

Property prices are rising at around 50% per annum at the moment but are still very good value compared with Spain or Portugal.  A two bedroom apartment can still be obtained for under £50,000 in Altinkum and Fethiye.   Semi detached villas can still be purchased for under £70,000.

Many retirees draw their state pension in Turkey and with the low cost of living, a couple can easily manage on  £60 -£70 a week.  With local banks offering a good return on savings, it is easy to see what attracts so many Brits to the land where the sun shines for 300 days a year.

David Bushell, Managing Director of Turkish Homes and Villas is expecting the number of Brits to retire to Turkey to multiply as the cost of living in the U.K increases, he says “Many pensioners are now unable to pay rising council tax bills, food, energy and petrol bills and are looking for ways to make their savings go further and Turkey ticks all the right boxes.  Last year most of our enquiries were from families seeking a second home in the sun but we have a steady increase in the number of workers who are nearing retirement and are looking for a place to retire to. “

Many people nearing retirement are realising property prices will not remain low for much longer and are buying a property now with the possibility of renting it out whilst enjoying the rise in capital appreciation before they retire to Turkey.   With the introduction of mortgages for foreigners in Turkey and key talks about its accession into the E.U., it really is a case of the early bird catching the worm.

AIPP survey on property buying March 5, 2008

Last year, a survey on property buying of consumers was conducted by the Association of International Property Professionals (AIPP) has. They asked the consumers what they are looking for, their fears on buying property abroad, and how can they be made to feel more secure. These are the results of the survey:

Section 1 – What are buyers looking for?

Top 3:

Political stability                                                                               71%

Good capital growth                                                                        59%

Better climate                                                                                  50%

Section 2 – What worries them when buying overseas?

Top 3:

Unreliable or misleading information                                                69%        

Unfamiliar legal process                                                                  59%

Inability to independently check information                                    44%

Section 3 – How can they be made to feel more secure?

Top 3:

Independent legal advice before signing contract                               78%

Legal ownership of land / property confirmed in advance                  76%
